1. ESTABLISH CLIENT OBJECTIVE

We meet with the client to understand their requirements related to property i.e. size, location, condition (developed/undeveloped) and develop a detailed client brief.

2. IDENTIFYING TARGET MARKETS

We identify the target micro locations which will deliver the most appropriate properties.

3. DEAL SOURCING

We commence a highly focused deal sourcing exercise in the target market to identify the most suitable property for the client. Using detailed financial analysis, negotiation will commence to secure the property. A detailed cash flow of the project will be provided to each client so that expected drawdowns can be understood at the earliest opportunity.

4. TRANSACTION MANAGEMENT

Our experienced transaction managers ensure the smooth conclusion of the transaction. This includes a detailed due diligence exercise on each property to ensure a clean asset is acquired. This stage can also include negotiations with a bank/ financial institution on behalf of the client to secure mortgage/development funding.

5. ACQUISITION COMPLETION

Once all due diligence and legal work have been completed, we manage the flow of funds and required approvals/document execution on behalf of the client through to exchange and completion of the acquisition.

6. FEASIBILITY STUDY

Our Development Managers will engage with architects, quantity surveyors, structural surveyors and planning advisors to identify a scheme that best suits the Client Brief, while maximising the prospect of securing planning permission and minimising total project costs.

7. DEVELOPMENT MANAGEMENT

Specialist development managers take over the project, mitigating risks at the earliest opportunity. All the major contractors including interior designer, architect, quantity surveyor, construction contractor etc. will report directly to the development managers throughout the development project.

8. PROJECT HANDOVER

Once completed, our team will undertake a physical handover of the property to include a detailed briefing with the owners’ technical and security team as appropriate. All operations and maintenance manuals will be collated and issued along with warranties and guarantees certified to the client.

9. PROPERTY MANAGEMENT

After the client receives a fully developed residence, a comprehensive property management service is procured, if required.

10. DISPOSAL

If the client intends to sell the property, our transaction team becomes involved to identify any opportunities to sell the completed project, either through direct approaches or via a formal marketing exercise.
